INHERITANCE TAX
• If a valid will is in place in the country of citizenship of the property owners, and the Bulgarian property is stated within the will, then the will, shall be recognized in Bulgaria. At the same time, the inheritance tax is set at 0% if the successors are direct heirs of the deceased, i.e. children grandchildren, brothers and sisters.
CAPITAL GAINS TAX
• After the 1st of January 2007, the sale of one property per year is exempted from Capital Gains Payment in Bulgaria regardless of the moment the property was acquired. Also, with the accession of Bulgaria to the EU in January of this year, the CGT rate was brought down from 15% to a rate of approximately 8-9%.
• However, as a company, we would suggest that the clients do their due diligence and check their tax liabilities in their country of origin. (We are not tax specialists) INCOME TAX
• The rate of income tax is 10% for income originating from rent. The tax on rental income is under special regulations. Before taxing rental income according to the income scale, the whole profit is reduced by 20%. I.e. 20% of annual rental is tax exempt and taxes are paid on the remaining amount. Personal tax is only paid if a foreigner lives in Bulgaria for more than 183 days in each period of 12 consecutive months according to a scale with max. of 24%. For all other cases, inheritance tax is 1.25% of the value of the estate over 125.000€.
